One biggest mistake to avoid is to expose your home to stgangers The market is hot, and you decided it is an excellent time to sell. And I agree with you; it is a great opportunity. But then you read lots of blog posts about why you don't need a realtor, watched YouTube videos and TikToks, all saying that it is an easy process, so you decided to do it on your own. Here I'm not going into details about why it is a poor decision; we'll discuss it in later posts. Now let's focus on one issue that might not cross your mind at the beginning of the selling process. It is for you and your family's safety. Recently I was helping my clients to sell their property. Potential buyers showed great interest in my listing, and the same night it went on the market, we scheduled ten showings. It was awesome! I called my clients to share the updates and heard their voices' concerns. "Is it ok? Is it safe to let strangers go through our house?"-was their question. Even though we talked about the selling process, showings, and lockboxes, they never thought about it like that. And that's when it hit me: it is indeed a great concern! I explained to my clients that I would know exactly who showed the property, how long they spent there, and what time they left, and it will all be recorded in our lockbox system. So here is my question: how do you plan to deal with all the people who might show interest in your property and would come to roam your house? Who are those people? Will you and your family be safe? But you don't know where to start and what to expect. Here is your step by step guide of the selling process: 1. Decide for yourself if you absolutely need to move within next 3-6 months. Market is really fast moving right now, and after you sell, you will need to buy and that is whole another game in this crazy market. 2. Find a knowledgeable real estate agent who will help you and guide you through the selling process. 3. Pricing your home right is the next step and you real estate agent will use his/her knowledge, data from CMA (comparative market analysis) to get you the maximum price. Many factors are at play here: what was recently sold in your area, supply and demand, your own needs as a seller (how fast you want to sell and move). 4. Next you will get your house ready to be marketed on MLS (multiple listing service). Here we talk about cleaning, staging house for a professional photos and scheduling showings. 5. Offer negotiation (sometimes multiple offers) is the next step. Here you can accept, deny, or counter offer the buyer if you want different terms. Again, your real estate agent will present to you all the offers, explain terms, and help you to pick the best one. 6. Next step is you getting ready for closing. During this period of time buyer will do all the necessary inspections such as home inspection, WDO ( wood destroying organism) inspection, radon gas testing, etc. Buyer might want to request some repairs to be done prior to closing. Lender will order appraisal, survey for the buyer. Sometimes inspection period could be nerve wrecking, because there might be issued that you as a seller did't know about. That's why it is wise to do your own home inspection before putting home for sale to dismiss surprises. 7. Attending closing is a final step. You need to find out how much of a house you can afford: that means you will need to meet with the lender and get pre-qualified. Get a real picture what kind of a house you are looking for: square footage, how many bedrooms, on a big lot or not, what's your "must haves"and on what you can compromise, in subdivision or not.
